Trying to learn the ins and outs of this business before i pull the trigger.I might just say fu*k it and just buy another house in the desert as a LTR....

I like Palm Desert, Rancho Mirage, Indian Wells  and there are some nice areas in La Quinta as well. 

I would say for about the last year it has looked deserted driveway not plowed and over the summer the yard would be overgrown one day and cut two days later.

Long term, I'm very pessimistic for homes outside the "loop 101", when the economy improves, and gas goes over $5 again, those homes will be in a desert ghetto - your potential tenants will be spending more for gas than rent.

After assisting in a lengthy foreclosure process, it looks like I'm about to receive a 33 acre plot of vacant desert in Phellan, CA from an old family friend.  

On the other hand, well-done desert architecture, landscaping, and vibrant colors are awesome, and frankly a very easy way to distinguish yourself from the million or so "meh" properties around the valley.  

At 130k I would be looking at AV, Palm Springs/Desert,  Bake or Vegas.

The high desert (Victorville, Apple Valley) area is a good place to start...
