I was 18 overweight, depressed, feeling like life was out of control. 

I always pay cash between $40 and 60,000 and always make my 2%I think it’s easier to invest in C class and buy cheap and make the 2% . however , it comes with more problems because they are depressed areas so finding good tenants is not easy.

But more generally, fun fact, housing prices have only dropped in 1 of the last 5 recessions (including the Great Depression).

As many remember, in the depression of 08 the housing market came to a complete stop for years.
