In most neighborhoods, there are no two homes that are exactly identical and if somebody has a property for selling and they lower the price, someone else may not have to lower their price in order to sell their property because there are enough differentiating facts when it comes to the property itself.

Perhaps you could look at other projects to help you form a baseline but that number will never be completely accurate because: • No two projects are the same: to get the best number you need to find an impossible-to-find project: one that is built in the same place by the same developer during the same market conditions in a nearly identical location.
