Through my searches, I usually find an STR-eligible property in the Springs every two weeks or so.But in general, there is no database or easily consolidated list.

I have no idea what your situation is but maybe considering consolidating the equity from smaller properties and roll it into a single larger property where you'll rent to a more upscale clientele. $20/hr is not unreasonable for physically demanding jobs.
