They expect that they'll buy a property, and then 12 months later, they'll look at the OE ratio and expect to see 50%.Most likely, what they see is much less than 50%, so they conclude that the 50% Rule doesn't apply to them or to that property.Likewise, many investors will run a pro-forma using PITI and determine that the 50% Rule doesn't apply to them or to that property.It's hard to get people to think long-term, or to accept information that contradicts their intentions (they want to buy the property that cash flows at 35% OE ratio, so that refuse to believe the OE ratio is higher than that).What everyone must understand is that it's unlikely you'll ever see a single 12 month period where the OE ratio is 50%.
