is there a section that specifies the outcomes in relation to abandonmentfor example, mine says that if the tenant leaves the premises for more than 10 days and leaves rent unpaid, they forfeit all their belongings inside the property to me and lose their deposit.

If I am unable to contact the tenant to return the funds, then I can send it to the state and they will hold it until the owner claims it or it is considered forfeited.
