What I think the providers are charging is very fair in many cases.....normal rent+utilities+internet+furnished+linens+maybe housekeeping services+maybe allow pets+any other amenities....at maybe double or a little more than double rent...probably means you're not getting rich instantly off these.

Is anyone familiar with or had any experiences, good or bad, with the following mentoring programs, specific to the Atlanta area: Clever Investor out of Arizona, Vekselman Coaching in Atlanta, or Freedom Mentor out of Florida.

With every law they put in place you just need to become more clever.

Between art/decor, kitchen utensils/dishes, furniture, linens, and all the other random items required (TVs, router, garbage cans, etc), we’re projecting close to $40,000 (per house) to get the places up and running.

For example you could charge for linens, or for electricity, or permission to sit on the couch, or a portion of the property taxes.

Linens, kitchen appliances, etc all cost so plan for that.

I learned a lot from both bigger pockets and clever.
