You are closer to correct if you are looking for large-scale multi, but still sound like someone who asks questions and only wants to hear what he wants to hear.

However, I think your bigger issue is going to be putting 5% down on a small multi-family.

Most do not follow it which is you can have someone assist in capital raise but it cannot be their only function - it must be less than 50%.

But reality litigation especially if there is any defense offered is a multi year process 2 to 5 years then if you prevail one has to collect !
