Purchase as yourself and either carry an umbrella policy or quit claim into an LLC after the 1031 is complete.Not an easy question is it?! 

The original thought was to 1031 into that as a parking place, and wait for a better buyer's market in 3 years to get more aggressive with the subsequent exchange.But, as we dug into the investor's balance sheet and tax returns, we found significant losses from 2008 that had been carried forward, unused.

Unbelievable • His insurance won’t cover because as it turns out commercial liability does not cover craftmanship defects they need E&O insurance for that, hard lesson learned, 95% of small contractors will not have E&O, it's an extra cost for them and only the larger construction companies carry it.

Possibly... but that's a tremendous amount of debt to carry on a rental

Average well over 20% in IRR due to principal pay down.I don't carry the debt or the risk.

Literally the only TV request I've had in the past year was a British couple that asked me if I knew a good British Pub in the area because there was some local British soccer team they wanted to watch and the games were only carried on some British channel.  

Keep in mind, the larger the purchase price, the larger the carrying cost, buying & selling costs, as well as risk. 

Once you have a handful of units, things become more stable because you gain a lot of experience and also when issues arise at one unit, the other units still carry the expenses.

Carry a good insurance policy and keep investing.
