But in any case there will likely be little or no cash flow here.Another thing to think about: When you get to the three year mark and want to sell there will be significant "freshening" that will need to be done to the house -- new paint, new carpet, etc.

Many people don't mind seeing the moving boxes either, they understand the situation.Two things to watch are transitioning the utilities and carpet cleaning/move-out cleaning.

New hardwood floors, vanity upgrades, kitchen countertops, bathroom tile, carpet and of course new wall and ceiling paint.

Hvac system, Water heater, Fence, Flooring, Carpet cleaning, redoing bathrooms, painting and also cutting some trees in the yard.

It just needs some updating on its 25 year old carpets, etc.

If you don't mind me asking what was the offer you put in.Well I would rather wait till I get a reply on it.But it was cheaper than asking price.I figure rip up all the carpet and really hope the hardwoods are good underneath.

So be prepared to paint and clean or replace carpet when they move out.If you go into it with the right expectations, I think you will be fine!
