Boom, you just spend 15 grand easy.Now a tenant moves out and the kitchen cabinets doors are falling off, the cabinets are rotted and the horrible yellow vinyl flooring screens 70's + 40 years of abuse and cigarette stains, and the kitchen cabinets are rotted under the sink and the counter needs to be replaced anyway.

In addition to the price ask how many bedrooms, bathrooms, basement, attic, pool, deck, size, rent (if it is multifamily), location (how close to beach, transportation, job), updated or outdated appliances or cabinets etc the house has.

I did find that electricity jumped for a couple weeks especially as I had crews in the place all day, and an agent advised me of the FHA rule after I was into the project by 21 days.Essentially it was the little stuff I hadn't planned on - this was a condo and a "resale certificate" is necessary... another few hundred unplanned, mandatory "dryer vent cleaning" (albeit I cannot fine this anywhere in the rules/regs of the association, its just cheaper to do it rather than fight it), cabinet pulls (after replacing counter tops, faucets and fixtures)... all in I came up with another $1400 of unplanned expense, eating up roughly 50% of my contingency budget!

Overall the house was pretty nice.  1950s  house, hardwood floors had been refinished, new cabinets had been installed in kitchen, nice front porch had been added.

Keep in mind some parts of the job (such as finish work - hanging cabinets, trim, doors, decks etc) putting up fences etc would be done by us/his crew, other parts would be hired out and we'd be paying full retail for nothing.8 bdrms, 6 baths two 2 car garages (so 4 bd 3 ba ea unit) would be the ideal layout with a basement.
