Tenant induced fire took out an upper unit and water damaged the unit below it - - that's 2/6 out of commission.Lost Rents covered the rents for BOTH units for a year and Full Replacement Coverage rebuilt both with upgraded windows, insulation, and kitchen cabinets.I make about 4k over the actual expenses.

Because it was easy to induce tenant/buyers into such arrangements (with a minimal down payment) and easy to evict them using the forcible detainer process if they defaulted.
