Tenant induced fire took out an upper unit and water damaged the unit below it - - that's 2/6 out of commission.Lost Rents covered the rents for BOTH units for a year and Full Replacement Coverage rebuilt both with upgraded windows, insulation, and kitchen cabinets.I make about 4k over the actual expenses.

Sounds like you got a bum steer if you want to bank REFI

@Brandon Turner, I just started on BP and have been listening to all of the podcasts, looks like I missed your visit out to Hawaii (BUMMED :( ).  

Do you have to offer inducements, like the "first month free" or "all utilties paid"?

Because it was easy to induce tenant/buyers into such arrangements (with a minimal down payment) and easy to evict them using the forcible detainer process if they defaulted.
