Nuisance things: paint, wallpaper (very annoying), holes in drywall, smells (unless it is a sign of mold), cracked windows, missing or damaged screens, no GCFI, flooring, broken handles, damaged cabinets, interior doors on exterior entrances (I see this a lot), bowls under sinks to catch leaks, general run-down-unlovedness.

We had a broken sewage pipe that had to be fixed ($2,000) 3 months after we bought the house and we found mold and termite damage on both of those houses while doing other repairs.

I would suggest turning the water off to the toilets because if the flap needs to be replaced or it does not fall properly when someone stops by to check it can run up an enormous bill real quick.So that the house does not get broken into, maybe add a few light or music  timers and a simpisafe type alarm with monitoring.
