You the "rich big shot investor" will get branded as taking advantage of the poor guy who's now blind or missing an arm and can't feed his family. 

The risk is very high when you are brand spanking new and you will definitely need to go through some transactions to get an idea of what you are doing. 

It depends on situation but...For me personally...my situation is new but I am predicting that my long term is easier to self manage because my property is brand new.

Hire yourself a professional to take the photographs, learn a little bit about professional copywriting from your property's Evolve listing description and start giving your interested guests your special brand of "host" magic!

@Gabriela Angel,First-- you need to start fresh with a lease that you provide them, stating YOUR terms and YOUR Expectations of them.    

They don't want guests to have a bad experience and be disappointed when trying to book, it hurts the brand.

I want to purchase a good quality car, near new (not brand new), so that I do not have to worry about buying another one for at least the duration of time I plan on aggressively investing to achieve about 12k a month in cash flow, over the next 12 years.
