To Kevin- there are MANY parts of Baton Rouge and South LA that have never flooded.As far as natural disasters go, you’ll be hard pressed to find an area in the US that isn’t affected by SOME kind of natural disaster every now and then (hurricanes, flooding, tornados, forest fires, earthquakes, blizzards, dust storms, etc).

Even he will admit that "wholesale" is just a word and that if you expect 70% of ARV minus repairs you will be hard pressed to get that via a wholesaler.I am not saying they deals arent' out there, they certainly are and I wish you the best of luck in finding them.

If you are so pressed about getting the benefits of a LLC, look into just getting an umbrella policy on your rentals instead.
