I like to buy in good locations that attract good tenants, screen applicants very well, and retain good tenants.

I'm sure people are still buying in every state.I imagine that's it has more to do with city and county rules, regulations and what the local attractions are.

Are these red and black curtains a gang symbol for the people inside the house maybe, or outside the house maybe, I don't know.

You would still want to be sure to buy a nice home in a good area to ensure that you are not coming out of pocket for years to come, and will attract quality tenants.Option 3 could work, but I agree that maybe you wouldn't want to give up that prime location and that sweet low interest rate!  

Queen sized beds are more popular, and King-sized beds are rare in MTR which makes them an attractive option.

Do not get emotionally attracted.

Look for a year round attraction I find the great north woods of NH to be super popular.

I'm a licensed real estate salesperson and investor who owns some single family houses in an area that attracts people seeking vacation properties, but is not very densely populated. 

It has made the idea of buying another STR quite attractive, provided we could find a similar situation that would be truly passive.
