Agreed mate,43606 is mostly rough and 43610 and 43620 is hit/miss.Put In Bay has a total of 7 houses hahaBowling Green quite expensive and only 1 target tenant and they are students...Online stats/demographics are one thing, real life and on-ground experience is another.As an investor you are limited if your decisions are based on solely online research.Had an investor that bought 6 properties from us ages ago and was using some weird online algorithm and plugging every deal I sent him through RentFax (I easily send 30 or so deals for consideration).I advised against this strategy but it is what it is.Didn't work out for him unfortunately and he decided to sell.Maybe I should get him to post a thread and throw us under the bus.It's always our fault, right?

I personally am located and invest in the Colorado Springs metro area and would advise that you may not find many BRRRR opportunities on-market and will have to do some work to find these deals off-market.

Hi All ~ In a recent episode of Real Estate Rookie, Tony + Ashley referenced a platform that you can link to your hosting platform that will allow guests to book add-ons directly; they were advising someone who wanted to offer the option of daily passes to a local gym.I'm actually needing/would love to have something like this, + didn't know that such platforms existed.

This can be a very expensive mistake if you don't make the phone call to check.I am not going to choose sides or define multi-family because the original post didn't ask that and also because the answer will vary from one town to the next.I encourage any current or future readers of this stream to look at the original post then follow the advice I have given and will repeat one more time - if you don't know 100% for sure if your intended use is allowed whether by change in use or grandfather status, then call the LOCAL code enforcement office, explain to them your specific situation as well as your intended use, and let THEM advise you.Disclaimer - this is not to be considered legal advice, but I am beating my head against the wall explaining it because it is an elementary lesson in real estate.Best of luck to all.
