So I funded 3 deals for them.. to the tune of about 400k... they all went well. but since I am not the cheapest guy on the block> They did not want to use me anymore.. well I had a GC I new from Vegas who wanted a change of scenery so I moved him there and put him in business.

The building is walking distance from a college campus and less than a 5 minute drive to downtown area and 10 minutes from a community college, 5 minutes from a hospital and in the near future there will be a casino about 5 miles from it.I have a good relationship with the landlord so hopefully he is open to a creative deal.

Where I'm at now in Las Vegas & Southern Cali, 40k seems to be hard/impossible to do any deal in RE without getting any loan - something not possible at this moment. ** Can get licensed as a RE Salesperson/Agent anytime - completed course & test, just not licensed with any brokerage yet, could easily get licensed in any state if moving out out NV or CA.*** Handy and can DIY small flip projects, demo, flooring, kitchen/bath remodel, paint, walls, ceiling etc.Hopefully can get some tips from all the experienced investors here.
