Maybe into white trim, just basic modernization that the appraiser is going want to see to up its value without getting too buried in rehab costs.  

These delays and the unknown finish date of your sheetrock has prevented you from locking down the trim crew and they just got a big trim job over in the lakefront community that pays double your job so it will now be 2 weeks before they cab get back around to you.

we bought a cat pee house..NEVER DO IT.. took sheet rock off walls 2 feet up, kilzed studs before new drywall, removed all base trim, threw it out. sanded and primed with kilz doors.

For example, in the past, we used the same color on walls, ceilings and trim because it's quick and much cheaper for repainting.

I also use white for the trim.  

With yields as high as they now are; in theory many of them can be cut in half and still produce a solid return.I've began building a position earlier this month and will layer in slowly over the next few months if oil continues lower (I'm buying down to $40 oil if it gets there) with view of holding 3-5 years  and trimming on any aggressive pops.Interesting fact - From the data I've seen, the inflation adjusted average price of oil from 1946 to now is just shy of $41, surprising! 

This means if you spent $3000 on routine maintenance items (HVAC coil cleaning, freon charging, filter replacement, tree pruning and trimming, lawn mowing...), but $4000 on other miscellaneous repairs and improvement, your total amount is $7000 which exceeds the $6000 for SHST. 

There's something about how that refrigerator box is all trimmed out that really draws attention to itself....in a bad way.
