I'm highly motivated to learn more and very excited even when taking in account the "new toy" feelings of new opportunity.

Today I picked up The 4 Hour Work Week, Rich Dad, Poor Dad, and Getting to yes for 10 bucks!

My advice would be obviously look outside Toronto, live frugally, get rid of expensive tech toys with monthly bills, save every penny and do not buy a personal home until your investments are well established. 

Do that before you find a seller so you already have it and can put in an offer in the moment.There are contract templates here on BP too that toy can edit for your needs and have looked over by an attorney.

Also do not waste money on toys, electronic gadgets, cell phones, cable TV,  etc at this point in your life are a waste of good money.  

In the long run, my goal is to convert my earned W2 income into passive RE assets that pay for my lifestyle (bills, toys, travel etc).
