Tenants need to do some basic maintenance and upkeep themselves in SFR, in multis they generally rely on the landlord for everything.We have not seen a difference in default with our duplexes, and generally turnovers and damages are better, but we do have more day to day managing of duplexes - more maintenance, more neighbor issues (including a detailed conversation about a neighbors sex life on the other side of the shared wall), pests (much more difficult to say it is tenant caused in a multi), pet issues, lawn care.We do not have different criteria for our properties, but we score each application on a point system, and the multi's require fewer points to qualify. , because they attract a lower quality tenant.

Ida Grochowska you need to find a way to get your hands on the actual credit report from one of the 3 bureaus - Experian, Equifax, TransUnion - a criminal background check & sex offender registration and educate yourself on how to read each one.

And only on their end.They would come to me and complain that so and so parks all crooked, or so and so has loud sex that wakes them up and I need to make them stop it, or they wanted permission to have a washer/dryer even if they weren't allowed because of the old plumbing system, or they wanted to let their relatives park in our parking lot and take the shuttle to the airport and leave their car in our lot while they went on vacation.It's just guaranteed that they will expect and ask for favors, that they would never expect or ask for - if the relationship was never ever perceived as a "friend" relationship.

i have personally never had that offer when it wasn't to compensate for some sort of red flag, ie: past evictions, felony conviction, sex offender, drug dealer, or prostitution/porn But who knows, there's a first for everything!
