@Aaron Hale Even though on the surface these people seem like the kind of tenants you are looking to attract and were a referral from a friend I would still run all of the normal background, credit, and income checks that you would with a normal applicant.

It seems like an ok deal on the surface - just take a bit less money for the convenience of selling to a cash buyer and no showings etc.What people don’t see, is they are using a nice offer price to keep comp values up, then using high service fees (6-12% quoted from Open Door’s agent) and high “repair credits” charged to seller to get their actual price well below market value.

By "transposing," do you mean "telegraphing" -- allowing lines from the edges of the tile to show through the surface of the new vinyl plank?
