I might stay away from self managing in my first deal and rather focus on raising funds and managing the investment. 

You will end up getting a list of GC's to stay away from too. 

Note: This all pertains to the 2022 tax year and I still have a W-2 job which is the main source of my income.Given I've only owned a rental for one year (also my first home ever) and I'm very new to rental-related taxes, I of course hired a "good" tax advisor/CPA to help ensure I stay out of trouble with the IRS.

Build yourself a Google business page, make yourself easily bookable on Airbnb (did you know that 25% of nights booked on Airbnb are for 30 day stays and more? 

I charge a premium and as such, expect things to be a bit nicer and feel okay saying no discounts for people shopping for discounted stays as there is a reason I charge more than my competitors.  

I was wondering if anyone here have a clause they use to bill the tenant the sewer utility as some form of additional rent.You should have in your lease that the tenant is responsible for all utilities (this would include sewer even if it has to stay in the owner's name)  Sewer bills come out once a year here (except some Town municipalities where they are billed monthly)  We add them to the tenant ledger and the tenant reimburses.If that isn't spelled out in the lease you'd need an addendum to include it or do at renewal. 

Maybe if I built a portfolio and had more funds to work with I could stay in state.
