Is there a good way to prevent tenants from abusing included utilities?

We discuss what they need ie. near a bus line, how many bedrooms, rent, etc. then I find a couple that I like and have the company representatives walk through it, maybe the individuals too or their guardians. 

Regardless of their race, ethnicity, creed, gender, sexual orientation, country of origin, profession, eye color or favorite flavor of ice cream. 

i'm talking about the general 12mil wear layer kind.I just saw this rental listing on zillow, and its hardwood floor is scratched to hell >>  so I question whether LVP can even hold up.

My lease says something like...if the damage is caused by the tenants misuse, abuse or neglect they are responsible for the reapirs.

I'm not looking to abuse free ad sites, just make the process of posting more efficient, and less of a nuisance.Ive looked at a few after doing some searches, but I can't find anyone who actually owns any of the software, or any unbiased reviews.

If the bill jumps because of neglect or abuse then you will pass that additional charge on to them.

Once they know you can be bought there will be no end to the abuse they will inflict on you.
