What kinds of things should I do to estimate what proceeds I might get for short term rentals, what amount of vacancy should I plan for and what general procedures should I look at for billing always prepaid or something else!

I.e. home appraised for $85k, loan balance was 59.5k (70% LTV) and I left closing with the only out of pocket being $400 appraisal, with $57k, or effectively $2,900 cost to close, including prepaid interest, or roughly 5% of loan balance.With your loans, are you including prepaid interest and establishing escrows in your 10-15%?

7 years sounds better, but having that much pre-paid rent really ties your hands if she breaks lease rules in other ways.What if she has a drug relapse or her sh*thead kid or boyfriend move in and start making trash of the place?

It gets a little more complicated with tenant occupied properties, because then you also need to review the leases, get tenant estoppels, verify security deposits and prepaid rent, etc.

The results would look like this:Property Value: $1,000,000/Prepaid interest $160,000 due at closing/ Mortgage Payment $2777/mo. ($1,000,000/360)These are just arbitrary numbers, I would consider different terms but I just would like to know if something like this is possible.
