One murder few other serious crimes... all the TI they did to the common ground ripped out or destroyed.. ( for some reason they thought putting up a brand new Bball hoop was a good idea and BBQ with benchs  LOL  those last a week or so)... long story short bleeding like crazy have to fly from Oregon to Memphis each month to try to collect rent.. into it 1 mil   sold it for 600k to the next guy who thinks they can manage those... and this is very common in the low end multi in tough areas..

Is there a reason why the appraiser the bank sent out came back appraised as close to the sales price as possible, If it weren’t for “Sales Comp 1” on the report I wonder how this would have appraised.Any thoughts or experiences with this sort of appraisal valuation mystery?

I'm leaning moreso on the side of "disclose everything rather than regret it later" but wanted to see if someone could give me a more concrete answer, as this will surely affect the desirability when looking for tenants until it no longer needs to be disclosed.As for the property, the place was set on fire after the murder, so the sellers just spent $250k to completely renovate.
