@Jacob Munson Make sure you include costs to furnish the place, kitchen stuff, linens, supplies, nice looking decorations etcI'd be curious what others have spent but my guess for a 3 bedroom house with a pool is between 30-40K from bare house to ready to rent.

I have already spent a ton to have these "unlimited LLC" structures" & haven't pulled the trigger on the recording of the deeds yet , but I will also need to pay for the attorney's time.  

And as someone who spent time in Houston, I really found their intel beyond predatory and awful.

So I loaded up and spent the best part of a whole day driving to the property and coming back home.

In two of my 4 family units I did a cash out refinance after renovating 2 units in each and the appraiser gave me $4 for evey $1 I spent in updates and I increased the rent per unit by $500/month per unit. 

I even spent a good bit of time doing Personal Training and Diet consultation..Most people are already aware of this fact, but carbs are the big killer.
