That's the key component that is usually missing when I hear other entrepreneurs/investors say they don't like QBO.Something else to keep in mind is your entity structure and how your entities file tax returns.

The real work is locating these properties and I've learned the best way to do this is to work in towns/areas that have online GIS systems that map; topography, wetlands, soils, etc. and assessors data available for download either from local sources or listsource.com.  

And what is your price point and are you looking for turn-key properties or something along the lines of a "fixer upper"? 

Properly collecting these fees is a key part of financial success in real estate investment.And hey, why stop there?

What’s a key mistake you’ve learned from that could help others?

Has anyone had any experience with this and happen to know a better way to show the property and get keys to tenants when your property is out of state?

Besides putting together the best SOW using accurate/actual quotes as @Peter Mckernan and @Alan Asriants commented above, another key aspect is tracking expenses (bookkeeping) and monitoring the budget throughout the project.
