He cleared the property and had an engineer draw up plans, but then decided he was too old to start a new project.

I was hoping to work directly with the engineer to prepare the study.

I'm an earl-30's family guy, financially stable and fully employed as an engineer here in town.

They are a good source of repair cost information as well as stuctural engineers.

I am currently a fifth year (5/5) Mechanical Engineering student at Drexel University in Philadelphia, PA, I have recently accepted a full time job offer as a Mechanical Engineer at a chemical company located in Deer Park, TX with a start date in July 2019. 

Just the design phase, drawings,engineering, permits, etc is going to be 10-20k depending on the scope.

Hello BP, My name is Greg and I'm a 30 year old electrical/software engineer from Erie, Pennsylvania just starting out on the real estate/FI journey. 

This hit us hard but we do not want to have to deal with legal fees and more time if we had to file a larger amount, higher a lawyer, file with a different court vs Small Claims.So part of the reason why the difference is so large is because 1) we were hoping we could have a contractor come and just sand, fill, and refinish the areas that were damaged but due to the floors being engineered wood and also having a certain character to them, we can't have them sanded or you would be able to see exactly the areas that were sanded.
