Hi @Edward Suess-Hassman Another option not mentioned yet is do a flip and hold.

Pensacola is a great market and has areas that work for LTR, STR, Flipping and Wholesaling. 

So just to clarify- I can deduct the cash investment I put into this flip as COGS when I go to sell the property if it takes more than 1 year to flip? 

Mostly a multifamily manager/owner, but bought and sold 15+ flips as principal.

@Daniel CruzOne thing I have learned from investing in section 506 house flip investments with regard to states is to be aware of states that are judicial foreclosure states versus non-judicial foreclosure states.
