Painting, carpet, and light fixtures are small cost items compared to termites, roof, plumbing, wood rot, electrical, HVAC, and foundation issues.

 $185.  2005 is a pretty new house but the hvac, appliances and even the plumbing fixtures with hard water can easily be at the end of their lifespan. 

But with our spot being fully updated all new appliances/floors/paint/fixtures/etc, really just lacking larger square footage, we went with trying to get $700/room with the understanding we may possibly need to float our rent down.

The repairs are bid at 15k (paint inside and out, laminate kitchen floors, new carpet throughout, replace kitchen cabinets, reglaze bathroom tiles and tub, roof repairs, new light fixtures and electrical work, and some other odds and ends.)

Added vinyl windows, vinyl exterior trim (soffit, facia, some exterior walls, carport ceiling), new architectural roof, new cabinets and granite in kitchen, new fixtures and cabinets/tops as well as tile in baths.

maybe he wants some lighting fixtures or who knows....

I know the places to go around here for deeply discounted items like vanities, cabinets, appliances, light fixtures, etc.

Their product that was built, designed with the end buyer being the homeowner, will have nicer fixtures, and amenities thus making landlords that have mid-grade homes compete for a lower pool of residents.

Or if the client is trying to sell a mixed use asset like a convenience store restaurant or motel, they will frequently try  to negotiate higher allocation to the land and building and a lower allocation to the FFE (fixtures and equipment) since only the land and building can be included in a 1031 exchange.When and if you finally sell without a 1031 exchange a higher land value can certainly be a huge tax mitigator!
