@Daniel PattersonPick-up a copy of @Frank Gallinelli's "What Every Real Estate Investor Needs to Know About Cash Flow" and/or seek out @J Scott's blog post(s) on discounted cash flow.

I would recommend reading the blogs, scanning the forums and attend your local REIA to learn about the processes and the players in your market.

Some are even BP blog posters and podcast guests.
