Missed evictions - tbh I'd just underwrite a little bit higher vacancy than what people are telling you if you're concerned about it.

A couple options… 1) Coast as is until March for better selling season, more buyers, higher price. 2) Raise the rent at least half way to market.

(Imagine if they had countered your offer at $500 higher, would you have accepted it?

Add some escalator, such as 3%, for example, to account for potentially higher costs after closing.  

We accepted the higher rate because the lender agreed to allow assumption after 2 years with no qualifying, at the same rate and terms (20 year loan).  

But what if you could do, as I have, multiple deals under 5 k and earn back that 5 k and 10K more each deal...and exponentially higher on each deal that is higher priced than that?

And therefore competition among tenants can create significant challenges, like...Businesses may struggle to establish a unique presence and loyal customer base, and a lack of profitability due to nearby competition will likely lead to higher tenant turnover.

Maintain a credit score of 620 or higher, save for a down payment, and research markets carefully.

The higher rent growth market will always surpass a market with better initial cash flow but lower rent growth given enough time.
