I also have a new super capacity washer and dryer to help minimize loads of laundry.Most days the cleaner cleans house on same day as people check out so I'm ready for those last minute reservations when I still have a few open days.

Maybe raise rent a bit, if the current tenant moves out add value by charging a pet registration fee and monthly pet rent, a few bucks extra for washer and dryer hook up.

I was in NY city a few years ago and needed to close a deal they sent a mobile notary.. 340.00  was her fee..

Hi,I need some input as far as reccomendations for a washer dryer for my rentals. 

Zero anything except trash, fridge, oven and dishwasher.I did end up replacing both the oven and the dishwasher, adding a washer/dryer, refinishing the deck, replacing the deck railings and redoing the deck stairs.Almost everything furniture wise was used from Craigslist, used furniture stores and family updating.

Installed Washer/Dryer in the basement.

On the other hand, your washer/dryer is convenient.I recommend staying $0.25 below the laundromats but you'll have to play that by ear.
