You can actively look for off market deals by sending mailers, cold calling owners, knocking on doors, etc which might uncover a deal.  

I had uncovered a few scammers over the years using "identity theft" to rent.

I think you are doing great and would be interesting in seeing what systems you currently have in place to have gotten to this point, maybe examining those will bring out a flaw.

Usually thier situation must have a flaw that that does not work well with a traditional sale otherwise they would put it on MLS and get to dollar. 

They will deny most major jobs and still charge “uncovered “ cost like 80dollars per lb of refrigeration.

If I only required the normal deposit, and they left pet damage to the house when they moved out, I would repair that damage using the standard deposit, regardless of whether part of it was labeled "pets" or not... is this thought flawed??

David,Assuming your AC guy did a thorough check, and there's nothing physically wrong with the ducting, it is likely a design flaw.
