I agree grey is being surpassed by white.But, there is grey, and there is grey.Not all greys are the same.I don't do AirBnB (own or stay) , butOne of the decorators I worked with explained to me on a whole house basis they are trying to create a feel.

I always suggest consulting with an attorney to create an LLC, it provides protection and anonymity which easily surpass the cost.

@Michael AndersonBeing an OC native, i would not go down the path of $800kish investment with limited down payment. just the principal and interest will surpass the monthly revenue in any southern california county at the current interest rates.Bring your savings up to 100k and then start your investing journey locally .

My goal is to buy & hold small multifamily (2-4) properties initially in the metro area and achieve enough cash flow to surpass my current income so I have the option to work part-time or even early retirement.

That’s a killer goal, I’m sure you will surpass it!

That being said, we are on target to surpass the revenue numbers from last year.

The good thing is finding renters is pretty easy and, for the most part, the rent collected surpasses the monthly costs.  

Where as bitcoin seems less fad like in that it surpasses previous peaks repeatedly and several times going back 10 years.

I find that it only matters if the investor will educate themselves enough to know how not to lose money.I have been investing for almost 10 years now and am just about to quit my job because my rental income has surpassed my earned income.
