The best bet for that would be getting an awesome property manager that does basically everything aside from supplying the financing for the home. 

For example, if I need a tub surround replaced, they get paid $125 (I supply all materials, so it's strictly labor).  

That said, it sounds like the OP and their team have already been trying for months with many hours on the phone trying to resolve the issue the old fashioned way, and they aren't getting anywhere.

There are variables that can have terminal rates lower than initial rates, supply and demand as well as interest rates are a few.

Depends on whether you can qualify by supplying docs like W2s, paystubs, etc. and if you want to close in your name or an LLC.
