I've seen the hardest judges act favorably to landlords who have their stuff together in eviction court in non-landlord friendly states and just the opposite in landlord friendly states. 

Remember, except for property taxes (in our case CA locked in super low) insurance, utilities and some maintenance, all other $ goes for the fun stuff in life.

It's best to keep insurance for the big stuff.
