I don't think I would spend too much time looking as I don't think you will find too many lenders willing to underwrite a refinance loan like this.So perhaps, skip the thought of refinance and just start marketing the property.

There are also scammers who come in low, take a deposit, and then skip out before doing any work (or skip out in the middle of the job when they realize they are losing money).

If I were doing it, I would see if the wall between the kitchen and living area is load bearing, and if it is not....then I would knock out the top half of that wall to open it up and create a breakfast bar there.
