I'd say it's the investor's responsibility to run a tight ship, but this kind of issue should be something that the title company knows about and insists upon solving prior to closing and transferring title.

He already has the additional three roommates, since they are sharing a location currently and will have some input into what is purchased.I think a lot would also depend on how capable the child was in maintaining order, cleanliness, and ability to collect rent.

Once the property is ready, find a tenant and manage the property on a long term basis.Obstacle A and C can easily solved by finding a good Realtor who is local to the area and build a relation ship with him/her.

My only problem with them is that they don't have the capability to change the billing credit card on the fly (if for example you wanted to bill on report to your personal credit card, and the next one to an LLC, etc.).
