@Ben Nelson from what understand inheriting tenants in general seems to cause unwanted problems, sex-offender or no sex-offender.

I'm also currently negotiating several 5-10 year leases on a mixed use property of mine and the thought crossed my mind that I don't have a contingency for a high inflation scenario - my annual rent and CAM increases are 2% and 5% respectively. 

Nobody is going to jail for a sex offender tenant committing a sex offense in your property. 

Just pass it through to them in CAM expenses.

Piggybacking off of @Nathan G. and @Patricia Steiner:When I looked into owner-occupant discrimination laws, I saw that I was allowed to discriminate by sex because, as roommates, we shared a bathroom.

One complained of loud sex in the early evening when she comes in from work with her young son.

The local banks then typically want 20 year amortization on a long time remaining on primary term of the lease and at least 35% down.Sometimes you can land a ground lease in a strong suburban area because rent cam sometimes be half of a regular NNN property with land and the building.

In addition to that, we like to check with the police, fire, insurance, sex offender status, and anything that might affect the operations of the park.

I didn't check the Sex Offenders Registry.

Also, I found the husband on the registered sex offender list (name, birthdate, and current address all match the application) but on the application when it asked if he had ever been convicted of a felony he answered no....so he lied on the application.
