In my pre foreclosure days in Clark co... this was a made scramble trying to save houses from the court house steps.. and many folks would owe htousands in tax's so you had to cure you had to pay their tax's and you had to pay excise tax  all usually within 24 to 48 hours of foreclosure sale  LOL...

Sounds like it's scramble time, hard money lenders know investors, I like the co-wholesale advice above, and mail recent non owner occupied purchasers in the area of the subject property.

buyer lost 10k and won.also as for scheduling closings so tight that's just the problem with your wet closing situations having to do things by a certain time in the day really makes for a lot of last second scrambling and errors.just for perspective.. out our way seller comes in 2 to 3 days ahead of closing and signs.. buyer comes in and signs... property may record that day maybe next.keeps these things from being so time critical@Naveen Desai title insurance has ZERO to do with this were did you pull that up from ?

Per our last conversation this past Friday, he informed me that the VA is requesting for proof that he has been a landlord and he is scrambling to provide this documentation.Based on this information, If you are still planning to use your VA Loan benefit, I would advise you to work with an experienced VA Loan Specialist to get all the intel upfront to minimize any sudden home buying contingencies.
