What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

These will still require a decent credit score and at least 25% down payment.  

My response was meant to point out that you wrote an incredibly general, useless post that contained nothing of value. 

We have an in house risk assessment system that includes credit, property value and other factors to score a loan.

Membership is quite restricted but the intel is incredibly valuable.  

The value of the land is estimated to be about 35% of the total cost of the project, I have an excellent credit score, high income and very low DTI so qualifying for a loan would not be an issue, other than the fact that I am not a GC.

Make a bunch of incredibly hard earned money.
