For instance say a median priced home in my area is $500k....so for say an FHA/VA buyer to compete against a conventional loan, I typically say we need to escalate $5,000 over best offer if I believe the 2nd best offer to be conventional financing.

I am really unclear if this legislation allows me to state my criteria in advance (as above), but then make an exception for, say, a 650 credit score if I don't have a candidate who fully fits the criteria.

So I am stuck between three things I would say; a 2-3 unit house, a house with 2-4+ bedrooms that I can rent out any additional bedrooms at the market value, or a one unit house that can 'easily' be converted into two units.

And while it sounds intriguing to see if one can 'do a deal' on say a million dollar plus home in Cali, or nice neighborhood elsewhere (for more money down, or perhaps even using a sandwich vs. simple (in and out) option, once one has sufficient knowledge, contractuals and confidence, etc.)

The problems come in when there's say a framer does a partial job and doesn't finish, then someone else has to come in behind them to finish their work.

I'd say a good ratio is anywhere from 75%/25% to 60%/40% for leverage to equity.

When making an offer in say a 125,000 ARV home and say the seller bought it in 2004 for 123,000 ... how do you find out if the seller is telling the truth on how much he has left on his loan so you can determine equity what if hes ignorant and doesnt know?

I am really surprised at the increase in initial conversation (which is the most important) with leads since engaging them via text as well.If your goal is to increase engagement from retail priced leads originating from your investment marketing, I'd say a simple CRM like LionDesk is more than enough.
