I figure the upside to the rental scenario is, of course, investing in multiple properties, while a downside would be having to most likely get a conventional loan on the second house with 20+% down and proof of sufficient enough financial reserves to handle two mortgages. 

The numbers seems to work for buy and hold, however ARV is an arbitrary figure.

At this point I'm trying to figure if I should try to bring in an experienced partner to de-risk this build out or scrap the plan altogether and sell. 

Figure this property and your family situation first, then you can worry about buying properties (imo).Best of luck to you and I'm so sorry again for your loss.
