I’d like to create something, laminate it and leave it showing things like no smoking, mow lawn, no parking on grass, follow community noise ordnance etc. but I don’t want to reinvent the wheel! 

If you don't know the steps to investing, you won't understand contracts, contract law, title issues, negotiations, the closing process, etc...so you need someone to walk with you through the steps and learn from their mistakes instead of reinventing the wheel and learning from your own mistakes. 

My goal with my rental business is to build the systems that can be scaled now, so as I grow I don't need to continually need to reinvent how I run my business. 

I'd like to model and adapt to my needs but also don't want to reinvent the wheel if someone would share. 

What can or cannot be done, will be done; depending on your educated calculated effort provides.I'm not saying, reinvent the wheel.

Why waste time with reinventing the wheel...

@Nathanael CotterellIn my experience these are two separate agreements: a) Agreement of Purchase and Sale to acquire the property; andb) A financing (loan/note) agreement and mortgage.There is not need to re-invent either.  

Tech is in almost everything and jobs are rapidly being automated this is a STEM area with Drone companies and BioScience for sure, We do have to reinvent ourselves every 4 years to stay current in tech but online Colleges like Nextgenu.com and 100s of other courses are all free online now.
