A filthy oven or refrigerator can take an hour to clean.If I have to use my equipment (e.g. fan) then I charge a daily rate around 1/5 the machine's original cost.

I recently bought a house in plano.I had a done inspection and found that the Upstairs AC was not cooling.I reported this to my realtor and asked sellers to repair it.Sellers never repaired the issue completely (they just did quick fix by adding refrigerant) but upon further inspection found compressor was leaking and had coil issues.I followed up with my realtor multiple times to get it fixed from sellers she did not followed up consistently.Sellers realtor is saying she does'nt represent property as it is sold and closed.What are my options here shall i report them to TREC?

Is it a wise decision to Supply my long term rental with a washer/dryer and refrigerator along with the other basic appliances if it helps me be able to charge more for rent?

I have never heard of giving a tenant a furniture allowance or providing anything more than the basics; stove and perhaps refrigerator for rentals.

.- I am no expert on rehab, but here is my best try:- Upstairs: clean/paint walls, paint cabinets, remove carpet in living room & refinish hardwood: $10,000; new window trim: $500- Basement: minor mold remediation: $1,500- Exterior: damage to wood panels above front porch: $500; landscaping: $1,500- CapEx: roof: $8,000; furnace: $3,000- Appliances: refrigerator: $800; microwave: $200; dishwasher: $400; W&D: $600- Miscellaneous: clean-up, etc: $3,000- Total: $30,000Now, let's say I pay full price at $40,000 w/ 25% ($10,000) down.

have not had to do this, but why not try and call an appliance repair place or air conditioning contractor and see if they can remove the refrigerant ?
