Some lenders require you to pay points at closing to buyout the prepay but haven't heard that referred to as a "discount fee" before.

Risks are high and rewards are ok at best in FL at this time.

But it’s definitely something to keep in mind for future reference.

If you get the fee and can fill it in 2 weeks instead of a month, then you should be rewarded for that but it should not come with an expectation that there's no downside for you and they'll pay the rent if it takes more than the month. 

Remember to conduct due diligence and ask for references.
