They want to be paid 5 figures or more but can’t be bothered to learn more than their customer. 

In an ideal scenario, it’s possible to complete the process in about three months—especially if the rehab is minor, you have your financing lined up, and the property rents quickly. 

Respect their time by giving them the information they need to include or exclude your listing quickly, and then earn their respect by answering all correspondence quickly.Making life easier for the frazzled person trying to do their job is its own reward.

They are always on top of maintenance and communicating any issue regarding the property and they have streamlined the process so that it’s relatively easy and quick the purchase. 

If you are not starting from a very strong financial position and you do not have the ability to quickly stockpile cash quickly from other means then I definitely agree with that statement from the book.

Like in our area, most of what I see hit the MLS there goes under contract quickly, so would be nice if you can find someone selling off market. 

Find one that does not have a high-priced long-term monthly contract, flexible pricing, and excellent customer service.
