Today everything seems good - sellers agent contacted my bank to ensure profile/pre-approval.

In between these "milestones" you establish profiles of properties based on the criteria needed to accomplish these "milestones".Note right here that as you go from milestone to milestone, the criteria/profiles will most likely change.Now you take those "profiles" and use them to analyze/find the markets you need to invest in.  

I have browsed through the information on the internet, general guidelines, how to maintain/running a lot e.t.c but not sure if its the nitty-gritty :).

As it stands my knowledge is pretty basic, just what I've learned browsing the forums and gleaming through materials online, but I'm a quick study and want to really make an effort My specific areas of interest are wholesaling, buy and hold for rent purposes, and flipping once I become knowledgeable enough about the Philadelphia market. 

I have been browsing duplexes and triplexes online, to see what the market looks like now.
